The Common House is a community facility situated on the ground floor of Chatto Mansions.
It is in two parts. The main area is a large room [approx. 10 metres square] opening out into a conservatory leading to an outdoor patio. It is equipped with sofas, easy chairs and some low tables. Stackable chairs and folding trestle tables are also available. There is a small kitchen area with appliances, cutlery and crockery.

The facility is run on a commercial basis by AnchorHanover with preferential hire rates for Woodside Square residents,
The second part is a separate furnished guest suite, with en-suite shower, tea and coffee-making facilities and a fridge. This can accommodate up to four people in a double bed and double sofa-bed and is available for hire by all Woodside Square residents.
Hiring the Common House
The Common House can be hired by both residents and non-residents for:
- Meetings
- Small group events
- Classes for adults or children
- Children’s parties
- Social events for adults

Partnership Agreement for the Common House

This document forms a partnership charter between ………….…following Anchor Housing Association estate facility; commencing …………end date ………….
The Common House, Chatto Mansions, 1 Olmsted Close, Woodside Avenue, Muswell Hill, London N10 3FB.
For the purpose of hiring to provide wellbeing services to the local community.
This document defines the joint terms and conditions between the above-mentioned partner and Anchor Housing in the interests of mutual benefit.
2. Partnership Principles
Both Anchor and the above-mentioned partner agrees to work according to the following principles:
- We will work together to ensure the smooth hiring and use of the Common House facility
- We will consider all relevant circumstances where problems have arisen;
- We will focus on problem solving and effective outcomes;
- Where appropriate, we will apply any dispute resolution procedures agreed between us and our partners;
- We will give each other access to information relating to the operation and use of Anchor’s Common House facility and the above-mentioned partner’s resources;
- We will share organisational policies, procedures and terms of use with each other to ensure we provide a consistent high-quality service.
3. Limitations
This document does not seek to define every aspect of Anchor and the above-mentioned partner’s joint work together as much of this detail will be determined through discussion. This document seeks only to define the outlined terms and conditions necessary for the successful operation the hiring of the Common House at Woodside Square.
4. Primary Contacts
Anchor and the above-mentioned partner will each appoint a primary contact; Anchor’s primary contact will be responsible to review the joint working terms and conditions along with any costs involved for the hiring of the Common House at Woodside Square. Primary contacts are detailed below.
5. Disputes and Escalation
Disputes arising from collaborative programmes should be resolved informally through discussion between the primary contacts. Disputes that cannot be resolved through discussion will be referred to the Customer Liaison Officer who’s contact details are listed below which forms a part of this agreement for discussion and resolution.
6. Policies and Procedures
Neither Anchor nor the above-mentioned partner will act in breach of their core organisational policies and procedures, e.g. Health & Safety, Equality & Diversity, Safeguarding of Children and Vulnerable Adults or any corporate legal obligations in the fulfilment of this agreement.
7. Termination
This agreement can be terminated by either Anchor or the above-mentioned partner at any time by providing written notice. Termination of this agreement will be effective on the completion or end of any collaborative work that is on-going at the point of notice of termination being given. All monies owed must be paid before termination can take place.
8. Hire Details
All details specific to the usage of the Common House at Woodside Square. This includes agreed times of use along with allocated keys and costings. The cost of the usage will be reviewed once a year in January and if any increase/decrease is decided all relevant partners will be notified accordingly with at least 14 working days notice.
9. Agreement
Anchor and ……….. between agree to the terms of this agreement and its appendices, to work together for mutual benefit and to not bring each other into disrepute or to damage each other’s interests either deliberately or by omission

Please note that it is the partner’s responsibility to inform in writing the contact at Woodside Square of any bank holiday/day/dates that you do not require use of the Common House within their dates of hire, failure to do so the usual charge per session will be requested.

Operational Terms and Conditions of the use of the Common House facility at Woodside Square
- Cancellations are to be reported to the Anchor contact or the hire charge for that session will stand.
- Agreed to not exceed the maximum of 60 people
- Any equipment brought into the Hall must be agreed with the hirer Anchor.
- Anchor accepts no responsibility for any stored equipment or other property brought on to or left at the premises, and all liability for loss or damage is hereby excluded.
- The Hirer is responsible for leaving the premises and surrounding area in the same clean and tidy condition at the end of their hire as it was at the start.
- All surfaces should be cleaned of any spilled liquids and floors should be hoovered if necessary.
- Cleaning materials such as a mop and hoover can be found in the cupboard and cleaning cloths under the sink,
- To ensure if used that all crockery, cutlery, glasses and any other kitchen ware is placed in the dishwasher after use before leaving.
- For any furniture to be replaced where found if moved.
- For any breakages or damage to be reported immediately, a fee for any maintenance or replacements may be requested where necessary.
- For the cost of replacement keys and fobs to be fully covered by the hirer if lost or broken.
- All parties must be contained within the Common House and not outside in external areas.
- Respect must be given at all times to all of the residents residing at Woodside Square.
- To await where relevant that the previous user has vacated the space before entering, never to enter the Hall before you allocated time unless discussed and agreed by the Anchor Contact
- No smoking is permitted.
- Fire exit area must be clear at all times.
- All windows and doors must be properly locked and secured
- Lights turned off.
- Anchor is not liable or responsible for any accidents incurred to any person using the Common House at Woodside Square.
- Not to use or access The Common House outside of your allocated times.

The Common House was originally part of the Co-housing initiative [see description at the end of the History of the Site] designed to provide a communal space for shared activities, meals and relaxation. This is a key feature of such developments.
